Your November Home Checklist — Hudson Valley

November is the month to get your house ready before winter really settles in here in the Hudson Valley. None of this takes a contractor — just a Saturday morning and a walk around the house. Here's the checklist I run through:

1. Heating first

Change your furnace filter, and if you haven't had the system serviced in a while, get it on the calendar now — not in January when everyone else is calling. Turn the heat on and test every room. If you have radiators, bleed any that are cold at the top.

2. Gutters and roof

Clear the leaves out of the gutters and make sure downspouts are draining away from the house, not pooling at the foundation. While you're up there, look for loose shingles or flashing — small problems now are big leaks later.

3. Protect the pipes

Disconnect garden hoses and shut off exterior faucets. Insulate any exposed pipes in the basement, crawl space, or garage. And know where your main water shut-off is — if a pipe ever bursts, that's the first thing you'll reach for.

4. Stop the drafts

Feel around windows and doors on a windy day. Weatherstripping and a door sweep are cheap, and they make a real difference in how comfortable a house feels — and in the heating bill.

5. Safety check

Test your smoke and carbon monoxide detectors and swap the batteries. Clean the dryer vent — lint buildup is a fire risk and it makes the dryer work harder than it needs to.

6. Outside, before the first freeze

Put the hoses away, check walkways and steps for anything that'll be a hazard when it ices over, and have salt or sand on hand. If you have a fireplace, make sure the chimney has been inspected and cleaned before you light the first fire of the season.

Thinking about selling?

These are exactly the little things buyers notice on a walkthrough — a house that feels maintained sells the story before you say a word. If you're thinking about listing in the spring, November is a great time to start the list, not scramble in March.
